Interesting discussion on land-pricing, any chance you could tie it back to the discussion on smaller homes in the last pod?

Given land prices are a major component of home prices, and that land prices are set by formula rather than demand, if a plot of land that was suitable for 100, 35m2 home is now useable for 200 15-20m2 homes, what does that do to the land price and therefore the price of those new homes?

The where bypass?! Welsh is my first language and I can't understand what he was trying to pronounce there. I'm genuinely curious! I'm enjoying how relatively often my part of the world pops up on the pod.

Some semi-interesting trivia about the Trawsfynydd power station (first vowel rhymes with "house", by the way. Last one rhymes with "with", so Trouse-VUN-ith).

1) It was the UK's only inland nuclear plant (I'm sure this comes up all the time in pub quizzes).

2) Also, there have apparently been times during the decommissioning when it employed far more people than it did at the height of its actual power production.

I really like the building. Very brutalist, right in the middle of nowhere. It does feel like it belongs there now.
